Rosemont, IL – November 6, 2024 – Venture One in partnership with BGO Cold Chain, the dedicated cold storage business unit of BGO, announces the formation of a Joint Venture to construct a speculative class A cold storage facility located at 2100 Smithtown Avenue in Ronkonkoma, New York (“VENTURE PARK COLD at ISP”).
The 137,470 square foot facility will be delivered as a purpose-built cold storage asset with insulated metal panel construction (IMP) and feature a fully convertible freezer/cooler with temperature ranges of -10°F to +35°F. The project will be constructed to a 40’ clear height (28’ cold dock) and an insulated glycol floor slab. VENTURE PARK COLD at ISP will be equipped with 18 loading docks with vertical levers (expandable to 25), 1 drive-in door, and parking for 194 cars.
The project offers immediate access to 11.7 million of the United States’ most wealthy consumers within a 90-minute drive. The property is located less than 1.2 miles from the Long Island Expressway (LIE) for efficient access to Hunts Point Cooperative Market, the world’s largest food distribution center, JFK International Airport (JFK), and all five boroughs of New York City.
The project is planned for completion in 4Q 2025 and is equipped with a 10-year PILOT program from the Town of Islip Industrial Development Agency.
